Overview
Boiler faults we are called out to
We repair all boiler brands running on natural gas: no heating, no hot water, lockout and fault codes, losing pressure, leaks, noisy or kettling boilers, thermostats and controls that no longer talk to the boiler, frozen condensate pipes, diverter valve faults and pumps that have given up.
The diagnosis is the job. A fault code tells you where the boiler noticed a problem, not what caused it. A boiler that keeps losing pressure usually has a leak or a failing expansion vessel somewhere else in the system, and replacing parts on the boiler will not touch it. With 37 years behind him, Neil looks at the system, not just the appliance.
You are told what is wrong, what it costs to put right as a fixed price, and whether the repair is worth doing on a boiler of that age and condition. If the honest answer is that the money is better spent on a replacement, you will hear that instead of a sequence of repair bills.
Who it is for
Homeowners and landlords across Epping, Harlow, Bishops Stortford, Chelmsford and the surrounding towns with a boiler that has broken down, is behaving unpredictably, or keeps needing attention.
When to call
No heating or hot water, a fault code or lockout, pressure dropping repeatedly, water visible around the boiler, banging or kettling noises, or radiators that will not get hot when the boiler says it is running.
When to stop repairing
If parts are becoming scarce, the boiler has already had a major repair, or the cost of the next repair is a meaningful share of a replacement, we will say so and price both options.
Left as it is
What waiting, or guessing, costs
Boiler faults rarely stand still. They either get worse, or they take something else with them, and hourly-rate repairs give nobody an incentive to find the cause quickly.
Paying by the hour for diagnosis
An hourly rate means the longer the fault takes to find, the more it costs you. We price the job, not the clock, so there is no meter running while the problem is worked out.
Parts replaced one at a time
Swapping components until the symptom stops is expensive and often leaves the real cause in place. A system that keeps losing pressure needs the leak found, not a third new part.
A small fault damaging the system
Circulation problems, trapped air and sludge put strain on the pump and heat exchanger. Left alone, an inexpensive repair becomes a boiler replacement.
No heating or hot water with a household to run
Cold water and a cold house are not an inconvenience you can plan around for long, particularly with young children or elderly relatives at home.
Common mistakes we are called out to
Topping the pressure up every week instead of finding the leak causing the drop
Fitting a replacement part without checking why the original failed
Ignoring kettling noises, which usually mean scale or sludge in the heat exchanger
Repairing an old boiler repeatedly when the total spend has passed the cost of replacing it
Letting anyone who is not Gas Safe registered open a gas appliance
Our process, from first call to guarantee
01
Tell us what the boiler is doing
Call 07885 871508 or send details and photos of the boiler, any fault code and the pressure gauge reading. Often that tells us a lot before we arrive.
02
Visit and full diagnosis
We test the boiler and the system it sits on, rather than reading the fault code and stopping there, so the cause is found and not just the symptom.
03
Fixed price before the repair
You are told what is wrong and what it costs as one figure. No hourly rates and no call-out fee, so you decide with the full price in front of you.
04
Repair or honest alternative
If repairing makes sense, we do it. If the boiler is at the end of its life, we say so and quote a replacement so you can compare like with like.
05
Tested and left safe
The repair is tested under load, the system is checked and the boiler is left running correctly and safely before we leave.
06
Guaranteed workmanship
Our labour and pipework carry a 10-year guarantee, and we are Gas Safe registered 17648 with £2 million public liability insurance.

In detail
Common boiler faults and what they usually mean
These are the faults we are called to most often, and what is normally behind them. None of it replaces a proper diagnosis, but it helps to know what you are looking at.
Boiler losing pressure
A system that needs topping up regularly is losing water somewhere. The usual causes are a leak on pipework, radiator valves or the boiler itself, a failed expansion vessel, or a pressure relief valve passing water outside.
Repeated topping up hides the fault and introduces fresh oxygenated water into the system, which accelerates corrosion. The leak should be found, not managed.
Heating works but hot water does not
On a combi boiler this often points to the diverter valve or the plate heat exchanger, particularly in hard water areas where scale builds up.
On a system with a cylinder it is more likely the cylinder coil, a zone valve or a control fault. Testing tells us which, and the repair is priced accordingly.
Banging, kettling or gurgling
Kettling is usually scale or sludge in the heat exchanger restricting flow, so the water overheats locally and boils. Gurgling often points to trapped air or poor circulation.
Both indicate the system, not just the boiler, needs attention. Cleaning, treatment and a system filter deal with the cause and protect the appliance.
Lockouts, fault codes and controls
A lockout is the boiler protecting itself. The code narrows the area, but the cause can be ignition, flue, condensate, flow, pressure or a sensor.
Controls are worth checking too. A failed thermostat or a programmer that has lost its settings produces symptoms that look exactly like a boiler fault.
FAQs
Boiler Repair: your questions answered
If your question is not here, call 07885 871508. We are on the line 24/7 on the line.
Do you charge a call-out fee for boiler repairs?
No. There is no call-out fee and no hourly rate. You are given a fixed price for the repair once the fault has been diagnosed, and you decide with that figure in front of you.
How quickly can you attend a boiler breakdown?
We are on the line to take your call and will tell you honestly when we can get to you. Smaller jobs are generally fitted in sooner than large ones, which are normally booked within 7 days.
Which boiler brands do you repair?
All boiler brands running on natural gas. We do not work on LPG.
My boiler keeps losing pressure, what causes that?
Almost always a leak somewhere on the system, a failed expansion vessel, or a pressure relief valve passing water. Topping it up repeatedly treats the symptom and quietly corrodes the system, so the cause needs finding.
Will you tell me if the boiler is not worth repairing?
Yes. If parts are scarce, the boiler is near the end of its life, or the repair cost is a large share of a replacement, we will say so and quote a new boiler as well so you can compare.
Is the repair work guaranteed?
Our labour and pipework carry a 10-year guarantee. Any manufacturer warranty on a replacement part is in addition to that.
Can I fix a boiler fault myself?
You can safely re-pressurise a system and reset a boiler following the manufacturer's instructions. Anything that involves opening the appliance or touching the gas supply must be done by a Gas Safe registered engineer, by law.
What should I have ready when I call?
The boiler make and model, any fault code on the display, the pressure gauge reading and roughly how long the fault has been happening. Photos help. Call 07885 871508.
Do you repair the heating system as well as the boiler?
Yes. We work on the whole system: radiators, valves, pumps, cylinders, controls and pipework, which is often where the real fault sits.
Are you insured?
Yes, we hold £2 million public liability insurance and employers' liability insurance, and we are Gas Safe registered 17648.
Send the make, model and fault code, or simply call. We will diagnose the fault, quote the repair as one fixed price with no call-out fee, and tell you honestly if replacement is the better spend.
